Investment

We are committed to providing the best quality homes to our residents. Each year, we undertake a planned works programme with the aim of achieving this. The programme of work is built around our Stock Condition Survey, which provides information on all of our properties. The information below details where we have carried out improvements over the last year.

2018/19

CCHA spent £5m in 2018/19 replacing 696 building components including:

  • 234 bathrooms - with a choice of decorative tiling colour and an over bath shower, wherever possible.
  • Windows replacements in 43 properties - will provide improved thermal efficiency and increased security with “Secure by Design” accreditation.
  • 216 kitchens - designed with resident input into the layout to maximise space and incorporate appliances / white goods and provide a choice of styles and colours.
  • External door replacements in 20 properties - will provide improved thermal efficiency and increased security with “Secure by Design” accreditation.
  • 86 upgraded heating systems - energy efficient “A” rated boilers, with weather compensation, to help reduce gas consumption.
  • 22 properties had Air Source Heating installed - to provide more efficient heating.
  • 75 properties re-roofed - including loft insulation top-ups to bring insulation up to current standards, improving the thermal efficiency of the property and helping to reduce energy bills.
  • 68 major & 197 minor adaptations -major adaptations completed utilising Local Authority Disabled Facilities Grant (DFG) funding.
  • Fire safety improvements - completing £850,000 worth of works in communal areas following on from Fire Risk Assessment Surveys.

A further £750,000 was spent on external decoration across the Association.

2019/20

We are committed to continually invest and we plan to spend £5.16m in 2019/20, replacing 1,186 building components including:

  • 375 bathrooms - with a choice of decorative tiling colour and an over bath shower, wherever possible.
  • Windows replacements in 245 properties - will provide improved thermal efficiency and increased security with “Secure by Design” accreditation.
  • 186 kitchens are designed with resident input into the layout to maximise space and incorporate appliances / white goods and provide a choice of styles and colours.
  • External door replacements in 151 properties - will provide improved thermal efficiency and increased security with “Secure by Design” accreditation.
  • 135 upgraded heating systems - energy efficient “A” rated boilers, with weather compensation, to help reduce gas consumption.
  • 94 properties re-roofed - including loft insulation top-ups to bring insulation up to current standards, improving the thermal efficiency of the property and helping to reduce energy bills.
  • 68 major & 197 minor adaptations -major adaptations completed utilising Local Authority Disabled Facilities Grant (DFG) funding.
  • Major & Minor Adaptations - To assist residents to live independently and with dignity in their existing homes for as long as possible. Utilising Local Authority Disabled Facilities Grant (DFG) funding, where possible.

A further £700,000 will be spent on external decoration, including repairs, as necessary, of 1,050 properties across the Association.

Note: the entire programme is subject to validation surveys in advance to ensure that replacements take place only where they are necessary.
