Key Objective: Procurement and Development – to build and maintain safe, secure and sustainable homes and communities
In addition to this, we have converted seven one bedroom flats into four two bedroom houses in Westbrook Fields, Kirkby Stephen.
We have a further 13 properties being built in Staveley, near Windermere. These properties are due to be completed in December 2019. This development is an extension to our popular scheme of 18 rented properties.
This is just the start of our recently adopted development programme. One of the Association’s key objectives is to increase development activity so that we provide 600 additional homes, over the next five years.
Our priority areas for development are throughout our existing area of operations and where there is particular need and opportunity. We wish to be innovative in our approach and we will work with other partners to bring forward larger sites, which have greater impact and are more economic to develop.
We anticipate that our development programme in future will be made up of a mix of rented (75%), shared ownership (15%), and market sales (10%), balanced to meet the needs of the communities we serve. Market sales will play a role as income from these sales will provide cross subsidy to the whole development programme. We have recently trialled the Rent to Buy tenure, which proved to be popular. This may be used to supplement our shared ownership homes offer.
