Castles and Coasts Housing Association’s (CCHA’s) development for affordable housing in Brampton, Cumbria was unanimously approved at planning committee yesterday.
Subject to entering into a section 106 agreement, the development of 60 much needed, low-cost, affordable homes will be brought forward on land to the south of Greenhill at Brampton in Cumbria.
The ‘hybrid application’ also included outline permission for one open market building plot and associated open space and infrastructure improvements across both plots, including a contribution of £6,500 to fund highways works.
Now that it is approved, the mixed tenure scheme will provide six two-bed bungalows, 30 two- bed houses, 20 three-bed houses, and four four-bed houses available for affordable rent, and rent to buy.
A Housing Need Survey commissioned by CCHA evidenced the need for 118 affordable homes in Brampton and this development will make a significant contribution towards meeting that need.
In their report to committee, the Planning Officer concluded:
“…the scheme will deliver the development of a 'wind fall' housing site on the edge of Brampton. The development will provide appropriate financial contributions including the provision of 60 affordable housing units and bungalows. As such, the scheme accords with the relevant planning policies and development plan and is recommended for approval.”
CCHA recognise the challenges in developing sites in rural areas and have a highly skilled and competent design team who have worked hard to ensure we minimise and mitigate any impacts on the local community and the environment.
David Brown, Head of Development at CCHA said:
“Castles and Coasts remain committed to delivering affordable housing for local people in need. We consulted with the local community in November 2022, and after listening to their views we amended our proposals. We’re delighted that this scheme has been approved unanimously by Members.”
Local Planning Policy for the area requires housing developments of six or more properties to include 30% affordable housing. All but one of the homes on our scheme will be affordable housing, well over and above the policy requirement.
David Brown continued:
“We hope that this development will help to address some of the housing need in the local area and provide families with safe, good quality, affordable homes to live and thrive in.”
