Castles & Coasts Housing Association (CCHA) is working in partnership with Gleeson Homes, to bring 42 much-needed new two- and three-bedroom affordable homes to Carlisle next year.

CCHA’s new homes will feature in Gleeson Homes’ Harker Place development in Harker, north Carlisle. Overall, the development will deliver 186 energy-efficient homes, which will contribute to the growing demand for housing in Carlisle and offer a range of tenure options to support a diverse and thriving community. Surrounded by peaceful countryside, Harker Place is described as the ideal development for those searching for their first, or forever home.

David Brown, Head of Development at CCHA, said:

“We’ve been working closely with Gleeson Homes for a number of years now. This new partnership scheme builds on our excellent and continually growing relationship, which has seen CCHA acquire over 100 homes from Gleeson Homes over the last three years.

“We’re really excited about this new partnership scheme because it gives us more flexibility. We will be able to secure specific house types and provide enhancements such as Solar PV and smart batteries to help keep running costs as low as possible for residents.”

Harker Place marks the largest partnership to date between CCHA and Gleeson Homes, building on a relationship that has steadily grown over recent years. This development is the tenth project the two organisations have delivered together and represents the largest number of homes delivered across a single site. The most recent partnership prior to Harker Place saw six homes delivered at Gleeson’s Fawns Wood development in Longtown, as part of a Section 106 agreement.

Harker Place already has planning approval and Gleeson Homes have now started on site. Expected delivery of the new homes is forecast in 2026 and 2027, with full site completion anticipated by the end of 2029.

“We know there is still an urgent need for more affordable homes in Carlisle, so we’re delighted to be able to provide yet more people who have roots in the city and have built their families here with the chance to secure a new home.”
