Castles & Coasts Housing Association (CCHA) aims to ease the shortage of affordable homes in Hexham with the approval of an outline planning application for 21 new homes.

The scheme for a new development on a site north of Corbridge Road in the east end of Hexham received permission on 9 December 2025.

Rob Brittain, CCHA’s Property Services Director, said: “With outline planning permission, we are a step closer to delivering 21 affordable homes in Hexham. We have collaborated with local stakeholders, partners, and the community to ensure we deliver affordable housing in a positive way that is appropriate to the site.

“These new homes will have sustainability at their heart, with specifications going over and above the statutory requirements. We’re committed to building high quality and affordable homes in areas where there is genuine need, and there is a considerable demand for them in Hexham.”

A recent housing needs survey concluded that there is an annual shortfall of 108 affordable homes in Hexham, which has been unmet for several years, further exacerbating the need. The lack of affordable homes in now a pressing issue for the town.

The development will provide much needed low-cost affordable homes, with a variety of house types to meet local housing needs. The new homes will be highly insulated and have solar panels, so those in the greatest housing need will benefit from lower running costs for their home, along with a greener form of energy production. The scheme will also provide electric vehicle charging points.

High-quality open space and landscaping will add to the public benefits. Overall, the development will provide a biodiversity net gain, meaning that conditions for wildlife will be better.

Jo Ellis, Development Manager at CCHA said: “We are really happy with the decision and look forward to working with Northumberland County Council to develop the detail of this scheme and deliver new affordable homes for Hexham.

“Following the success of our 26-unit scheme nearby at Anick View, Hexham and a detailed housing needs survey, we knew that there was a significant unmet demand for affordable homes in Hexham. We have worked tirelessly for six years with Hexham Town Council and the local community to bring this proposal forward. We now enter the exciting phase of working up the detailed application so that we can hand the keys to new sustainable homes to local families”.
